Flat roof is a leveled type roof with no slopes. Can often be seen on commercial properties. Common application techniques for flat roof include:
Torch Down Roofing
Torch down roof also referred to as bitumen, or asphalt contains very efficient water proofing specs, which make it a favorable roofing material. This roofing style is considered delicate, the torch material applied, allows the bitumen to be elastic and durable.
Thermoplastic Polyolefin is a rubber based roofing material. This technique utilizes a single reflective roofing membrane chosen for its rubber qualities. Two ways of installing this material, first, it can be attached to systems and leave the white membrane remain exposed, or attach it fully to the roof.
Concrete tiles are known for their excellent insulation. This makes it an ideal choice for warm climate, but like clay they are not great at enduring extreme weather conditions
Choosing clay tiles is in many times a choice of appearance and construction style they are popular amongst Spanish, Italian and Mediterranean type homes. They are known for their long life span of between 50-70 years. However they are not great at enduring extreme weather conditions.
Asphalt shingle is one of the most common roofing materials due to its relatively convenient price and versatility. Composite shingle roofs come in a variety of colors and styles and suit just about any home look. It’s easily installed and it’s a great waterproof material. The lifespan is about 20 years. Making its shorter life span a disadvantage along with its tendency to stain and be exposed to mold. However these are easily solved with a mild bleach solution.
There are several common commercial roof types:
Most common roof for commercial buildings, it’s cost-effective, quick and easy to install. Some of the materials include rubber rolls, TPO, and torch down. Flat roofs are prone to suffer from standing water and material degradation.
Low sloped roof
The angle is better for water drainage, which means less maintenance. Safer and less expensive than pitched roof, can be made from the same roofing materials.
Is simple and inexpensive method of re-roofing. This includes a membrane system. Utilizes roof structure and insulation making it friendly to the environment, and structurally sound. Can extend the lifespan of a damaged roof.
For flat roofs or low sloped roof these are the common materials used:
TPO membrane roof
The light colors are great for reflecting the heat away from the building. Made of durable rubber.
EPDM Membrane roof
Usually comes in darker colors more suitable for cooler climate. Made of durable rubber to protect from weather.
The length of a project depends on many factors and it varies greatly from one project to another. A repair takes less time to complete than an installation. Also we need take into account the weather, which we can’t control. We prefer not to begin project if we cannot guarantee at least two consecutive days without rain, which is usually not an issue in LA and it’s surrounding areas.
We provide inspections and estimation free of charge, we only ask that the main decision makers be present at the meeting to avoid any unnecessary back and forths.
The warranty we offer for our roofing projects depends on several factors. First the roof material and second the new roofing material we are installing. It can range anywhere from 5 years to 25 years, this information will be presented to you before we begin the work.
If one estimate seems much lower than the others and it sounds too good to be true, it probably is. Contractors price their work based on the many specifications such as materials used, quality of labor and more. As roofers we guarantee high quality work which means using the best materials and crew to provide you with the results you are hoping for when signing with a contractor. We are always available for our clients and we stand behind every project we complete.
We never recommend using old roofing material because it doesn’t yield favorable results and we want to stand behind every project we complete. Reusing old material is risky, and may not help solve the problem, plus, we cannot provide any warranties on materials we don’t provide.
Yes we do, we take you through a step by step process so you will clearly understand all the stages involved in your roofing project. We obtain all the required permits before we begin the work. Once the project is complete we request the final inspection and meet with the inspector at your location to make sure we are officially approved.
